Lugus Homes – Letting Agent Fees for Tenants
Before moving in, every tenant receives a full breakdown of all payments due, including the agreed rent, deposit, and any other applicable costs. This ensures there are no surprises and that both landlord and tenant start the tenancy on the same page.
Permitted Payments
Holding Deposit- equivalent to one week’s rent (per tenancy)
This payment reserves the property while your application is processed.
Note: This may be withheld if any applicant (including guarantors) withdraws, fails a Right-to-Rent check, provides false or misleading information, or does not sign the agreement within 15 calendar days unless otherwise agreed.
Security Deposit

Five weeks’ rent (if annual rent is under £50,000)

Six weeks’ rent (if annual rent is £50,000 or more)
Held as protection against damages or breaches of the tenancy.
Unpaid Rent- Interest will be charged at 3% above the Bank of England base rate, starting after 14 days in arrears, until payment is made in full.
Lost Keys or Security Devices
Tenants are responsible for the actual cost of replacement. If a lock change is required, tenants will also cover the cost of the locksmith, new lock, and key copies for all parties.
Additional admin charges may apply at £15 per hour (incl. VAT) for time incurred.
Tenancy Amendments at the Tenant’s Request

Contract variation: £50 (incl. VAT)

Change of sharer: £50 (incl. VAT) per replacement tenant
(or reasonable costs incurred if higher—e.g., referencing, Right-to-Rent checks, legal documents, etc.)
Early Termination (at Tenant’s Request)
Tenants are liable for:

The landlord’s reasonable costs in re-letting the property

Rent due until a replacement tenancy begins
Costs will not exceed the total rent remaining under the existing agreement.
